To take advantage of our cash back rebate program, you must meet with following test:

  • You are not currently working with another Realtor; or you have properly terminated that relationship prior to signing up with us.

  • Must have read, signed, faxed, and abide by our exclusive buyer-representation agreement. Read it. (You will need Adobe Acrobat Reader to view .pdf files. Download it today by clicking here.)

  • Must inform listing (seller) agents that you are working with an agent.

Obtain a pre-qualification letter. Go looking for your dream house, condo, lot, office, etc.

 

Before you start shopping for a house, we highly recommend that you obtain a pre-qualification letter from a Lender. We recommend that you use one of our certified lenders for best loan programs and for quick and speedy process.

The best way to search for your new home is to look in the regional MLS database, and/or in the local newspaper real estate section. Both are FREE service to you.

Search the same MLS database as the Realtors, and find a house in your price range and area where you would like to live. To see available houses click here: Take Me To the MLS.

Or visit other free websites like www.realtor.com and www.homestore.com,  that also provide the same information and more. (Note: sometimes these sites may not be the most up-to-date about the status of a property in the MLS - so you will need to check the status in the MLS database anyway).

Find Out if the property is still available! Attend an Open House.

 

Find out who's the listing agent or broker. You can easily find the listing agent or broker contact information from the websites mentioned above or simply call us and we can give you that information. (Do not deal with anyone else other than the listing agent)

Next, contact the listing agent or broker directly to see if the property is still for sale. If still available, ask when will he or she be having an Open House so you can stop by, pick up a package, view the property, and ask questions. Make sure to tell the listing agent that you are working with MLS NOW Realty, LLC as your exclusive buyer-agent. (Read the listing print-out for details)

Submit an Offer to the Seller.

 

Once you are ready to submit an offer on your dream house, simple log on to our website with your user ID and fill out the Submit an Offer form online. Remember, you must be a paying customer to utilizes this service.

Upon receipt of your order, we will contact the listing agent and write a contract according to your desire and submit the offer. Please note that the fees are non-refundable regardless of whether your offer is finally accepted or rejected by the seller.

Note: Before we can present your offer to the seller or his agent, we will first either fax or e-mail you the copy of the sales contract that you can edit. You must sign and fax, or mail back to us . You must also mail, pay online, or wire us the good faith earnest money deposit between $1,000-$5,000 or more, depending on how serious you want the seller to consider your offer. We must receive both a signed sales contract and your earnest money deposit before we can present the contract. Please note that your earnest money deposit is fully refundable if your offer is not accepted by the seller.

Offer-Acceptance-Closing

 

Once your offer is accepted by the seller, you have now entered into a legally binding contract with the seller to purchase the property at price listed in the sales contract.

At the closing, MLS Now Realty, LLC will receive a cooperating broker commission from the transaction in accordance with the listing agreement and sales contract that is typically 1/2 of the total commission, typically 2% of the sales price. However, the commission we actually receive from acting as your buyer-agent in the transaction may be less or more depending on the advertised commission split.
