Buying a home is big decision for most people, but it doesn't have to be
the most frustrating and expensive. Traditionally, buyers usually had
little choice when it came time to buying or to selling their house.
They pretty much had to work with a full service real estate brokerage
firm, like Long and Foster, Re/MAX, Weichert, and Coldwell Banker or
perhaps someone referred you to an agent.
Once you
decided to work with one, he/she asked you a few questions about your
price range and location preferences, etc. She then showed you a
print-out of listings from the Multiple Listing Service (MLS) and
you picked out the ones you wanted to see and he/she was kind enough to
drive you around in their car until you found a house you wanted to buy.
The real
estate agent then wrote up a sales contract on your behalf and presented
it to the seller. Some nice agents referred you to a couple of their
partnering lenders to help you secure a mortgage loan. At
closing/settlement the real estate agent received a spilt of the
commission, per terms of the seller's listing agreement and the sales
contract, as the cooperating agent/broker in the sales process. Now,
these real estate commissions can amount to thousands of dollars for the
real estate agents and brokers- for what we believe is little amount
of actual work.
