Fair Housing Law - The Federal Housing laws
prohibit discrimination in a wide array of real estate practices,
including housing sale and rental, provision of homeowner's insurance
and mortgage lending. The Fair Housing Act identifies seven classes
protected by the law: race, color, national origin, religion, sex,
familial status and disability. State and local laws, (e.g. D.C)
often extend these protected classes to include such characteristics as
sexual preference, age, political affiliation, and even student status.
Check with your local fair housing or human rights advocacy organization
to find out what classes are locally protected in your area. Go to HUD
website to read more about Fair Housing Laws.

Promote Your Property and Hold
an Open House.
What does it mean by Showing and
Open House:
When you
list your property in the MLS database through us, you are now in control of
your listing 24x7. You control any changes to your the sales price, show
times (this is when a licensed Realtor may show
your property to buyers when you're not home), and when to schedule an Open
House.
Once
listed, your property will have its own unique web page located on our
website under your house number plus 3 letters of your street name. For
example,
http://www.mlsnow.com/web/12903pin.html
as well as other national
websites, like www.realtor.com
You can also print-out the
web page and use it as a brochure to hand out
to your prospective buyers.
*It may take up to 1 business days for any changes you make to your listing on our
site to show up in the MLS database.

Offer-Acceptance-Closing
Once you accept the buyer's offer, you have
now entered into a legally binding contract with the buyer to sell your property at price listed in the sales contract. However, almost all sales
contracts are contingent upon, among other things, buyer's ability to obtain
financing for the necessary amount to purchase the property. It is important for
you to stay in touch with the buyer or buyer's agent to make sure the loan
is progressing fine.
