How does the process of finding your dream house
work today?
Today, buyers have the power to find, view,
and do contract and paperwork right online, via email or fax and without the
direct involvement of a Realtor. Our service facilitates the buying process for
you.
Note:
In order for you to qualify for the Cash Rebate,

beginning to the conclusion of the transaction. To accomplish this successfully,
please follow these simple and easy steps.
Sign-up for the Buyer-Agent service and have
MLS NOW represent you as your exclusive real estate agent in the DC-MD-VA
area.

Obtain a pre-qualification letter. Contact
our lender to get you pre-qualified for the loan and to tell you about various
programs we offer. Use of our partner lenders is recommended but not required.
Next, search the same MLS database as the
Realtors, and find a house in your price range and in the area where you would
like to live in. Try searching for a house by clicking here: Take
Me To the MLS.
(Note: some websites like the www.realtor.com and www.homestore.com may not have most up to date status of a
property in the MLS - so we will need to check the current status in the MLS
database for you. Make sure to write down the MLS # of the property, such as
FX4390581).
Next, contact the listing agent or broker directly
to see if the property is still for sale. If still available, ask when will he
or she will be having an open house so you can stop by, pick up a package, view the
property, and ask questions. Make sure to tell the listing agent that you are
working with MLS NOW Realty, LLC as your exclusive Buyer-Agent.
If you need or desire, MLS NOW to show you the
property, you order Show Property Service from our Rent-An-Agent menu and
schedule a time to meet with one of our Agents.

Once you are ready to submit an offer on your dream
house, simply log on to our website with your user id and purchase the 'Submit My
Offer' service from the Buyer Services Menu for a flat fee.
Upon receipt of your information, we will
contact the listing agent and write a contract according to your desires and
submit the offer. When you are ready to present an offer, simply
order this service.

Note: Before we can present your offer to
the seller or his agent, we will first either fax or e-mail you the copy of the
sales contract that you can edit and which you must sign and fax or mail back to
us . You must also mail, pay online, or wire us the good faith earnest money
deposit between $1,000-$5,000 or more, depending on how serious you want the
seller to consider your offer. We must receive both a signed sales contract and
your earnest money deposit before we can present the contract. Please note
that your earnest money deposit is fully refundable to you if your offer is not
accepted by the seller.
Once your offer is accepted by the seller, you have
now entered into a legally binding contract with the seller to purchase the
property at price listed in the sales contract. However, almost all sales
contracts are contingent upon, among other things, your ability to obtain
financing for the necessary amount to purchase the home, typically 80 or 90 or
95 percent of the total sales price. Unless some other arrangements were made
with the lender or seller before hand, you must come up with rest of the money,
typically 20 or 10 or 5 percent of the total sales price, yourself at the
closing/settlement plus any other additional closing costs.

At the closing, MLS NOW will receive a
cooperating broker commission from the transaction in accordance with the
listing agreement and sales contract that is typically 1/2 of the total
commission, typically half of 6% of the sales price. However, the commission we actually
receive from acting as your buyer-agent in the transaction may be less or more
depending on the advertised commission split.
